Change of Tenant/Tenant Improvement Plans
Changing the tenant of a building or facility may involve a remodel or may require no changes to the space or building.
Building and Fire Codes require that a tenant change permit must be obtained when there is a proposed change in the tenant of a building or space. The change of tenant permit and inspection process shall ensure compliance of the construction activity with the applicable building and fire codes for a new use and provide a Certificate of Completion for new businesses. An occupational (Business) License can only be issued with the prerequisite tenant change permit.
Submit a PDF of scaled drawings denoting existing conditions and proposed changes; an architect or engineer's stamp is required.
Changes exceeding the installation of nonstructural components, such as partition walls and minor changes to electrical, plumbing, and HVAC systems, will require a complete building plans. Tenant change plans are subject to all codes, i.e., fire, parking, land use, landscaping, and signage.
